March/April Open House Dates

Gary Salathe will be holding a 1,572 square foot living area, 2 br/2 bath Countryside garden home open during it’s last few weeks of construction for customers to see this new design and the home's quality of construction. He will also have all forty-five of his Countryside garden home designs with him. The open house will be a great opportunity for you to ask him any questions in person or for him to help you select a garden home design that accomplishes your goals and fits within your budget.

A west St. Tammany subdivision named Countryside Gardens is introducing to this area a style of home design popular around the country and which lessens yard work for homeowners wanting to spend more time on themselves.



THE CONCEPT: Lots of privacy, less yard work!

Garden homes, also known "zero lot line" homes, significantly reduce the home's yard area without sacrificing the privacy most homeowners desire. Each home is set on one side of the lot only inches from the property line, creating a 20' to 30' wide courtyard on the other side of the house. The side brick wall of the neighbor's home (which has no windows) serves as backdrop for the courtyard, creating the privacy many think can only be achieved with large spaces between neighbors.

The interior of the home is designed to focus attention towards the courtyard, allowing it to become an integral part of the inside living experience. In a garden home, it is very common for a homeowner to be seated at their dining room table and have a fountain or bird feeder just a few feet away and in full view through a large window.

In Countryside Gardens, each homeowner owns their lot and is free to express their landscaping creativity while leaving the job of cutting grass to others. Homeowners maintain only the area within their courtyard and any front yard gardens, while the Homeowner's Association maintains the front lawn and the common areas that create huge wooded areas behind the homes.


Correctly Designed Zero Lot Line Garden Homes

Don’t be fooled – all “Garden Homes” are not created equal!


Many St. Tammany builders and developers are incorrectly calling their homes "garden homes". Some builders design their zero lot line "garden" homes with the main living areas having a view out to the rear instead of into a side courtyard. This allows your rear neighbor to have a direct view into your home and you into their home! Some developers have designed their subdivisions so that the homes are set close together and have windows on both sides of the houses! Each of these type of home designs reduce a homeowner’s privacy, not improve it. The homes are no different from the typical home that has been built for the last fifty years in New Orleans and Metairie. There really isn’t anything about these types of designs that would cause them to be called “garden homes.” They are really just small houses on small lots.

In many "garden" home developments the homeowner does not own the land within the yard areas. Each square foot of the yards are owned by the Homeowner’s Association and have many restrictions on how they can be used by the homeowner or what gardens may be planted within them. In Countryside subdivision your home will be on an individual lot that you own. Your home ownership is the same as in any typical St. Tammany parish single family home subdivision.

Gary Salathe, co-owner of Alternative Design/Build Group, L.L.C. has created over 40 garden home designs for Countryside Gardens offering customers a broad spectrum of homes priced from the $230s to low $400s.

The efficient designs meet the customer's needs using the least amount of square footage, thereby reducing the cost of the house or allowing these savings to be used for upgraded amenities. Any of the designs can be modified at the request of the customer and there is no limit to the selections the customer can make for interior materials and amenities.

The homes start at 1,500 square feet of living area.
